Job Overview

The Lettings Negotiator drives and negotiates lettings deals from initial qualification through to offer and move-in, for new and existing customers. The Lettings Negotiator provides excellent customer service and takes responsibility for remaining abreast of local market information, trends and conditions in order to keep their applicants and landlords informed.

  • At first interaction, and as appropriate thereafter, provide applicants and clients up to date advice on market trends, market conditions and feedback from viewings.
  • Effectively build and maintain relationships with applicants and landlords.
  • Fully qualify applicants gaining a thorough understanding of the applicant’s motivation for their search in order to design the best possible tour for them.
  • Plan and execute viewing tours with an appreciation for the minimum tour size as relevant to office location, ensuring tours are designed to be as structured and productive as possible.
  • Ensure that the Lettings process is thoroughly explained to all prospective applicants and that they remain informed throughout the process
  • Ensure new instructions are shared with relevant applicants as soon as they come onto the market endeavouring to book a viewing quickly.
  • Conduct previews of new instructions to ensure thorough knowledge and understanding of the property before it is viewed
  • Where appropriate, present applicant profiles and applicant offers to the landlord for consideration. • Ensure view check is carried out consistently the morning after all viewings, and applicants know to expect this call as part of our service. Endeavour to achieve one of three outcomes: offer, second viewing booked, requalify.
  • Guide Applicants through the offer process, communicating feedback from the Landlord on the offer and working towards an agreeable position, by negotiating and influencing, as quickly as possible. • Instigate the referencing process and all pre-tenancy checks for all applicants, ensuring this is completed within a reasonable time-frame.
  • Draw up Tenancy Agreements and other relevant documents for Tenants and Landlords to sign. Ensure that all documents are returned and completed within 48 hours to secure the tenancy.
  • Organise pre-tenancy related activities and documents via the relevant Tenancy or Property Management department in advance of move-ins.
  • Take payment for all deposits, moving in monies and pre-tenancy fees.
  • Ensure that the move-in process runs smoothly and that the tenant feels valued throughout the tenancy period
