Lettings Manager

Job Overview

The Lettings Manager is responsible for winning instructions to rent quality London properties, whilst protecting fee margin. The Lettings Manager works to increase their local market share in a competitive market, as well as effectively managing, developing and motivating their Lettings team to convert business.

Winning market share

  • Work with the Marketing team to promote our business (e.g., create canvass letters and attend local marketing events).
  • Maintain rapport with Lettings’ support functions to ensure smooth transitions with new and ongoing lets, ensure maximum coverage of the database and all potential leads are chased up.
  • Actively and continuously canvass the local area for new properties to target in order to increase market share.
  • Provide clients with a thorough valuation and market appraisal on their property. This will ensure that the client views as a credible and reliable local agent.
  • Consistently follow up valuations and leads in order to pitch for business and maximise instructions. • Maintain contact with other offices via email and face to face visits in order to update on internal market stock, and gather any market updates from the Negotiators.

Client contact and negotiation

  • Meet with new and existing clients to continuously build rapport and credibility in order to promote the brand.
  • Remain in constant contact with the register of current Landlords and update them with market information to build relationships and credibility.
  • Ensure that expectations are managed and Lettings deals are chased to guarantee a smooth 48 hour exchange.
  • Deliver offers to Landlords in a confident and informed way to secure the offer acceptance as quickly as possible. Team Management and structure
  • Run effective, motivating and informative morning set-up meetings which are inclusive of the team on a daily basis in order to bring the team up to date, and set expectations for the day/week/month. • Conduct weekly stock meetings to ensure the team are aware of any changes to the register. • Check all paperwork and legal documentation to ensure accuracy and eligibility with every transaction/rental.
  • Take responsibility for resolving complaints that arise amicably and escalate to Area Director if appropriate.
  • Maintain rota for negotiators to be available in the office during office opening hours. People development
  • Deliver support to the office, continuously support and develop the team and set a positive example to other colleagues.
  • Set targets and incentives for the team in order to maintain a positive and motivated environment and encourage healthy competition.
  • Effectively develop each team member’s performance via well executed PDR (Plan – Do – Review) processes
